Terms and Policies

1. CHECK-IN TIME IS AFTER 3 P.M. AND CHECK-OUT IS 11 A.M. Contact us about early check ins or late check outs, depends on availability.

2. Current Hawaii taxes 13.25% TAT & 4.712% GE) apply to and will be added to sum of room rate plus cleaning fee. Cash or bank only money orders accepted for any rent balances. Checks drawn on US Dollars may be applied to stays exceeding 2 weeks in length.

3. This is a NON SMOKING cottage. Smoking is permitted however on the grounds and lanai areas.

4. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.

5. Pets are not permitted in cottage under any conditions.

6. RESERVATION / SECURITY DEPOSIT- A reservation deposit of $200 is required either by check or through Paypal . An invoice will be emailed when reserving. All major credit cards are accepted for Paypal reservations. The reservation deposit automatically converts to a security / damage deposit upon arrival. The deposit is fully refundable on the day of departure, provided the following provisions are met.

a. No damage is done to the house, or its contents, beyond normal wear and tear. No damage is done to the grounds.

b. Any charges that are incurred due to contraband, pets or collection of rents or services rendered during the stay will be settled at check out.

c. All outstanding balances must be settled upon or soon after arrival.

d. No linens, chairs, towels, furniture and cottage kitchen equipment and or accessories are lost or damaged.

e. All trash disposed in collection bins, dishes cleaned, and all items in cottage returned to their original location.

7. CANCELLATIONS – A sixty (60) day notice is required for cancellation. Cancellations that are made more than sixty (60) days prior to the arrival date will incur no penalty. Cancellations or changes that result in a shortened stay or that are made within 60 days of the arrival date may forfeit the full advance payment and damage/reservation deposit. Cancellation or early departure does not automatically warrant any refund of rent or deposit.

8. MAXIMUM OCCUPANCY- The maximum number of guests is limited to 5 persons. Rates are for single & double occupancy. Additional guests can stay at an additional rate of $10.00 each per night, a double futon couch bed can be converted as needed.    


Drop in 1 or 2 night stays are possible if there is a unit available. 

10. LAUNDRY/MAID SERVICE – While linens and bath towels are included in the rental, daily maid service is not included; but is available for an additional rate. For multi-week guests, light laundry services will be available by arrangement. Standard rates include a one-time linen-towel setup. For stays exceeding 7 nights we will give you new linens and towels weekly or as needed or arrange laundry room access.

11. RATE CHANGES – Rates are subject to change without notice.

12.TSUNAMI, HURRICANE OR STORM POLICY – No refunds will be given unless:

a. The National Weather Service orders mandatory evacuations in a "Tropical Storm/Hurricane/Tsunami Warning area" and/or

b. A "mandatory evacuation order has been given for the Tsunami/Tropical Storm/Hurricane Warning" area of residence of a vacationing guest. The day that the National Weather Service orders a mandatory evacuation order in a "Tsunami/Tropical Storm/Hurricane Warning," area, we will refund:

1. Any unused portion of rent from a guest currently registered,

2. Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten their stay, to come in after the Tsunami/Hurricane Warning is lifted; and

3. Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Tsunami/Hurricane Warning" period.
